Process

Phase 1
FEASIBILITY & PRE-DESIGN

The first step is to understand your project vision, goals, needs, budget and timeline. We share expectations and identify what matters to you. How do you want your space to function or perform? What matters to you? We may visit the site to understand site topography, drainage, wind and weather patterns, views, context and other existing conditions of the site.

Phase 2
CONCEPT & SCHEMATIC DESIGN

Here we dive in and determine an overall trajectory for your project. Design is an interative process, and we may a few different options to help discover what resonates most with you and the site. This process includes sketches, conceptual plans, and preliminary 3D modeling so you can visualize the space and how it will work to meet your needs.

Phase 3
DESIGN DEVELOPMENT

After honing in a layout and concept in schematic design, we’ll dive into the details together. During this phase, we make important decisions on interior and exterior details, cabinetry, materials, mechanical and electrical systems, and more. Generally, drawings are ready for bank appraisal at the end of this phase.

Phase 4
CONSTRUCTION DOCUMENTATION

We prepare the architectural drawings for permitting through your local jurisdiction (i.e. city or county) and pricing through a selected general contractor. We’ll ensure that the drawings abide by local building and zoning codes. This phase is detail intensive and touches every aspect of the home, from foundation reinforcement to custom cabinetry specifications.

Phase 5
CONSTRUCTION ADMINISTRATION

Let’s build. After all the planning and decision-making, it is finally time to start digging and watch your dream become reality. This is a critical phase; we are avaiable to you and the contractor to answer questions and ensure that your goals, as designed, are executed. We will schedule periodic site visits, answer questions, and provide clarifying drawings as needed until the building is complete and you are ready to move in.
